up to 10 years. It’s the idea that if you spend a penny today, you’ll
save a dollar tomorrow. A parking lot is projected to have around a 15 year
service life without major maintenance.
Without a preventative maintenance program, the pavement loses approximately
40% of its surface integrity during the first 7 1/2 years of life. It takes only
12-18 months longer to deteriorate an equal amount! Most importantly, at that
point, it can cost approximately 4 to 5 times as much to restore the pavement
than it would have if treated earlier. How does routine maintenance translate

are unsightly- but they do more than damage your professional
image as a business. Cracks can be a sign of bigger problems
happening underground. Cracks frequently begin to appear
within the first year of a lot’s lifetime. It is important
to start sealing cracks the first year that they appear and
evaluate the lot on an annual basis. |

By adding
protective coatings of a specially formulated coal tar or
asphalt emulsion sealer, you can prolong the life of an
asphalt lot.
This process is beneficial because, in addition to preserving
your
lot, the strong black color will make your business look
exceptional. Seal coat is recommended within the first 3
years after a new lot is built. Then reseal every 3-5 years. |

If cracks are
left unattended, they can create more serious problems
such as potholes. Potholes are created when moisture seeps
into
the pavement, freezing, expanding, and then thawing. This
weakens
the pavement. Traffic loosens the pavement even more, and
it
eventually crumbles and pops out, so it is important to address
potholes as early as possible. |
