Unfortunately, when it comes to parking
lots, a bad repair job isn’t always
apparent until weeks – even months or years – after
the work is performed. In
most cases, “fly-by-night” contractors are long gone
by this time. That’s why it
is important to know what you’re asking for, and to recognize
some warning
signs of unscrupulous operators:

Ask for a written proposal. If the
price is too good to be true, there’s a good chance

Find out if the contractor has had any negative reports. |

Check the contractor’s address
to make sure it is a legitimate place of business. A contractor
with only a post office box, or no address at all, can
be a bad risk. |

Is the product being diluted? Mixing
the sealer material with too much water or too much sand
will weaken the surface. For coal tar sealer, standard
dilution rates for the industry are 20-25%. |

Is the contractor using latex? Latex
suspends the material in the asphalt sealer, making it
wear longer. |

 |
What is the approximate dry time?
Unless the humidity is unusually high, most applications
should dry to touch within 2-4 hours, and support traffic
within 8-12 hours. Any longer can be a clue that the product
is overly diluted. |

Can you provide references from
previous customers? Check references to make sure other
customer's experiences with the company were satisfactory. |
